Problem: Even though over 4 weeks had passed since the water damage had been professionally mitigated in a new home that was still under construction, the future homeowner called AdvantaClean of East Denver to inspect the property to make sure that their future home had been properly mitigated. Upon inspection, AdvantaClean found that the restoration company who performed the initial mitigation never removed any of the base trim, drywall or insulation even though the entire lower level of the home had been flooded with over 2 inches of muddied water. After removing several sections of base trim board, AdvantaClean discovered mold contamination and wet drywall behind each of the few base trim pieces removed during the inspection. The future homeowner immediately contacted his builder and demanded that the builder hire AdvantaClean of East Denver to properly mitigate his family’s future home.
Solution: AdvantaClean was hired the following day to properly mitigate the lower level of the home following IICRC S520 protocol, which included putting the entire 2,400+ sq. ft. of the lower level of the home under negative pressure, and removing all contaminated materials including the base trim, door trim, drywall and insulation prior to cleaning, treating and then properly drying the exposed framing and interior side of the OSB sheathing on the home. With the help of AdvantaClean of East Denver, the builder was able to finish construction so the family could move into and begin enjoying their new home.

Problem: A fire suppression sprinkler head froze and caused water damage to four of the businesses located in the two story office building over the Christmas holiday weekend. AdvantaClean of East Denver responded to the 2nd floor dental practice where the leak originated, and quickly dispatched another crew after finding a restaurant and two other businesses affected by the water damage.
Solution: AdvantaClean worked around the clock over the holiday weekend to get the dental office back up and running so the dentists could see their year-end rush of patient’s wanting to use their dental benefits and healthcare spending account balances before the end of the year. After extracting over 2,500 sq. ft. of standing rusty water that covered the affected area of the dental office, AdvantaClean removed cove base and drilled over 200 drying holes in the base of the cabinets within the affected area before cleaning the floor multiple times to remove the dark sediment that flowed from the fire suppression water lines. AdvantaClean came in multiple times each of the following days to temporarily turn off and move all of the drying equipment (before the office opened) and then came back to reset and reposition the drying equipment (at the end of the day) in order for the dental practice to remain operational during their busiest week of the year. With the help of AdvantaClean, the dental practice was able to be open the entire week without cancelling or rescheduling any patient appointments during their busiest week of the year. AdvantaClean was also hired to mitigate and dry out the other three neighboring businesses affected by this water incident.

Problem: A sewer backup occurred in the home of a family with a special needs child requiring round the clock medical care. Because the special needs child’s bedroom and the medical personnel’s staffing area were both located on the lower level of the home where the sewer backup occurred, AdvantaClean quickly realized that special attention and an extra level of care would be required to ensure that the sewer mitigation could be performed properly without jeopardizing the health care requirements of the property owner’s special needs child.
Solution: AdvantaClean quickly contained the area of contamination, extracted the contaminated water and removed and/or cleaned and treated all contaminated materials before beginning the drying process. While performing the sewer mitigation, AdvantaClean discovered and removed the building materials contaminated by mold from at least on prior water damage incident that had not been properly mitigated. Additional containment barriers were established so that the special needs child and her medical care givers could continue to use the child’s bedroom and medical staffing area without jeopardizing the child’s safety and health care. In the end, AdvantaClean of East Denver helped create a much healthier environment for this amazing family.

Problem: Within a few months of remodeling their home with a beautiful new kitchen, a faulty refrigerator water filter flooded the kitchen and caused major damage to the kitchen, family room and hallway hardwood floors. Although AdvantaClean of East Denver was not called to come out to the home until 4 days after the damage occurred, AdvantaClean made the decision to set up two Injectidry Hardwood Floor Mat Systems for a day or two in an attempt to save the floors as opposed to immediately removing them for the following reasons;
- If successful, the overall cost to the insured and ultimately, the insurer would be significantly smaller,
- The homeowner did not want to have to go through a bunch of reconstruction if it could be avoided
- The adjustor was not scheduled to come out to the home until the following day, and
- If the floor needed to be removed, a large kitchen island would first need to be removed which would require removing a huge granite countertop slab prior to removing four kitchen cabinets.
Solution: Despite seeing major progress in reducing both the moisture content level and in the reduction of the buckling of the hardwood floors as a result of the mat systems, AdvantaClean was asked by the adjustor after two days of drying to remove the affected hardwood flooring. AdvantaClean agreed to waive the fees associated to the 2nd day of attempting to dry the hardwood floor and promptly arranged to bring in a granite installer to help detach and store the large granite countertop. AdvantaClean then proceeded to remove the kitchen island cabinets and over 400 sq. ft. of affected hardwood flooring so that new hardwood flooring could be quickly installed and allow the homeowners to begin enjoying their home again.

Problem: A toilet water supply hose connection cracked and caused water damage to the basement rec room and bar area, bathroom, bedroom and utility room just before the family was leaving on vacation.
Solution: AdvantaClean responded, moved contents and furniture, extracted water, removed the affected carpet pad, baseboard trim, applied anti-microbial and set drying equipment. After receiving asbestos test results confirming no asbestos, AdvantaClean removed the wall tile and damaged vanity in the bathroom in addition to some of the lower drywall and insulation in the bathroom, bedroom and rec room (bar area). All remaining affected materials were dried back to emc. (Dry Standard) With the help of AdvantaClean of East Denver, the family was able to go on their vacation while their basement was mitigated and repaired.

Problem: An ongoing and long undetected moisture issue as a result of a faulty sump pump in the crawlspace created a foul odor and major contamination on the underside of the subfloor of the basement. Because of the shallow depth of the crawlspace, the only way to address the contamination issue was to remove the contaminated subfloor which required dismantling the basement flooring. The crawlspace soil floor was also heavily saturated and needed to be dried out prior to removing the contaminated subfloor.
Solution: Steps of Mitigation
Phase 1 - AdvantaClean initially removed the doors, carpet, pad, baseboard, tack strip from the basement in addition to the toilet, pedestal sink and vinyl tile flooring in the bathroom.
Phase 2 – Following IICRC (Institute of Inspection, Cleaning and Restoration Certification) S-520 Standards, AdvantaClean set up containment and put the basement under negative pressure using a hepa filtered air scrubber vented outside and then drilled two access holes in the subfloor and placed two dehumidifiers vented into the crawlspace in order to dry the soil crawlspace floor. After running the dehumidifiers for one week, AdvantaClean removed the contaminated subfloor and then, due to another sump pump failure that caused the crawlspace to partially flood again, added four air movers to re-dry the crawlspace soil floor.
Phase 3 - After another week of drying, AdvantaClean treated and cleaned the remaining underside of the subfloor (stairway, utility closet and edge of the walls underneath all framed walls) that could not be removed, all the while continuing to dry the crawlspace soil floor.
Phase 4 - Several days later, the underside of the subfloor was painted with a mold/mildew resistant coating. The twenty two 4' x 8' sheets of OSB board used to replace the subfloor were also painted with the mold/mildew resistant coating prior to being installed.
Phase 5 - After the new subfloor was installed, AdvantaClean hepa vacced the basement ceiling, walls and newly installed subfloor and then wiped down the ceiling and walls with an anti-microbial. After post clearance testing, the air scrubber and containment were then removed and the basement was then turned over to the general contractor for reconstruction.
