What’s in my crawlspace?

Your crawl space: it's dark, scary and if you're like most of us, you likely have no idea what is lurking down there. Crawl spaces are built to provide a buffer between your home and the damp wet ground. Not only does the crawl space allow air to come through from the outside but also unwanted moisture. Why do I need my Crawl Space Encapsulated?

Encapsulation is when you protect your crawl space from getting and staying wet. Encapsulation involves lining the floor and walls with a vapor barrier, turning the crawl space into a clean and dry capsule.The vapor barrier is made out of a heavy duty polyethylene, keeping moisture out. If your crawl space doesn’t have adequate ventilation, a dehumidifier will need to be installed as well to maintain a clean and dry space. 

What to expect

Steps of the process:

  • Remove any insulation, and/or loose organic materials for decontamination - Organic material that has been contaminated by mold growth will need to be discarded before the deep cleaning process can begin. 

  • Decontaminate and clean - This includes a detailed cleaning using negative air pressure, HEPA vacuuming all surfaces and wet wiping those surfaces with antimicrobial. Air movers and dehumidifiers are used to make sure the area is clean and dry.

  • Prepping for the Vapor Barrier - Raking and leveling out the ground, and sealing for gaps in the concrete.

  • Installing Vapor Barrier - Covering the floor and walls with the heavy duty polyethylene barrier by anchoring into the concrete. 

  • Installing a dehumidifier - If needed, a hanging permanent dehumidifier will be installed. This will allow the humidity to be below 50% to keep your crawl space dry and eliminate structural damage.
