Air conditioning coil cleaning cost varies, and is based on a number of factors. More important than the cost, though, is the energy and associated savings that result from running systems that are maintained with regular air conditioner coil cleaning. It is widely accepted that clean coils save energy and improve system efficiency; however, little data existed to prove that coil cleaning could result in actual monetary savings. As a result, building managers have often ignored devoting part of their budget to this maintenance.
A ground breaking study was presented by two members of the American Society of Heating, Refrigerating and Air-Conditioning Engineers, Inc. (ASHRAE) on the benefits of air conditioning coil cleaning on energy costs. They partnered with the owners and managers of 1500 Broadway in New York City to see what impact a dramatic change in air conditioning coil cleaning nature and frequency might have. The test analyzed the HVAC energy use before and after restoring two of their four air handlers that provided heating and air to the building’s 34 floors of tenants.
The results of the air conditioning coil cleaning study were astounding:
- The cleaning of one air handler led to energy savings of up to $40,000 (air conditioning coil cleaning had not been performed in over a year, and the air conditioning coil was over 30 years old.)
- The same restoration resulted in a 14% decrease in the pressure drop across the air conditioning coil, resulting in increased airflow and that much more cooling.
- The air conditioning coil cleaning also resulted in an increase of 19 to 22 tons of added cooling capacity.
These and many more energy-saving results were discovered during the course of this study, making air conditioning coil cleaning cost worth the money.
- The HVAC system performance was increased and more closely performed to its original intended specified operation.
- After air conditioning coil cleaning and regular maintenance, the HVAC system was cleaner and did not provide an environment for fungal, bacterial or mold growth in the coils, ducts or pipes.
- The awareness of good IAQ was increased in the building and the overall tenant comfort and work effectiveness was greatly enhanced.
The bottom line conclusion was this: Good maintenance and operation practices, including air conditioning coil cleaning and duct cleaning can significantly improve energy efficiency and IAQ performance of the HVAC systems in a building.
